An infrared or capacitance scan maps the wet areas under your membrane, and every area it marks is cut out and rebuilt level. A coating laid over wet insulation locks that water in for the life of the system.

·Power wash

Your roof is washed back to bare membrane so the primer can grip. Dirt and chalk are what make a coating peel.

·Rust and seam treatment

Rusted metal is treated and every seam is reinforced with fabric. Seams are where a roof moves, so seams are where a coating splits first.

·Primer

Primer is matched to the surface under it. Metal, TPO and modified bitumen each take a different one, and the wrong primer is why coatings let go early.

·Base and top coat

Both passes go down at a specified coverage rate per square, and the second brings the finished film up to the thickness the manufacturer's warranty requires. That rate is the specification you are buying. Color is not the point.

·Wet-film checks and sign-off

A notched gauge goes into the wet coating as each section is laid. Every reading is dated into your file for the manufacturer's inspector, who walks the roof before the system warranty is issued. Thickness cannot be judged by eye.
