South Overland Park, built around a course that opened in 2001

Lionsgate sits in south Overland Park, between Lamar and Nall from 137th to 143rd Streets. The Nicklaus Golf Club at LionsGate opened in 2001, and the buildout followed the course over the two decades since. Several named sub-communities sit inside those lines, and they're all under one homes association.

When a neighborhood goes up all at once, the roofs go up with it. That's why a whole street here can come due inside a few years of one another.

On a roof here

Twenty-some years on, most of these roofs are still the first one

That's a stage in a roof's life and not a deadline. Plenty have years left in them, and the ones that don't usually say so in a few specific spots long before a ceiling stains.

·What the street can tell you, and what it cannot
Several roofs coming due at once on one street is the buildout showing itself. It's still no answer about your own house, and our roofer settles that one house at a time.
·Where an original roof this age tends to show it first
On a roof of twenty to twenty-five years, the first things to give are the pipe boots, the sealant at the flashings and the ridge. You won't see any of that from the driveway.
·The estimate is doing two jobs
The estimate prices the work and shows you what a roof replacement on this house involves. On a second replacement you'd have the first one's paperwork to measure against. On a first there's nothing to set it beside.

What's useful is knowing how much life your own roof has left, and that's what the visit is for.

Roof questions from Lionsgate

Is my roof still the one the builder put on?
Usually, yes. The buildout here ran from the early 2000s, so a roof that's never been replaced is somewhere around twenty to twenty-five years old now. An inspection is what confirms it for your own house.
Does the homes association have anything to say about a roof replacement?
Lionsgate's homes association publishes a Roof Replacement Guide on its resident portal. We can tell you it exists; we can't tell you what's in it, because it sits behind the resident login. Pull up the association's copy early, and take any question about what it says to the association itself.
There has been hail in Johnson County. Does a twenty-year-old roof get replaced for that, or for its age?
Either one, and the roof is where that's settled. Hail and wind are recorded across Johnson County as a whole, and a roof of that age has been up through all of it, so age and storm damage are usually tangled together by the time anybody looks. Our roofer can tell you which one is driving it once he's been up there.
I have never done this before. What happens, and in what order?
It goes in this order, whether it ends in a repair or a roof replacement. Our roofer measures the roof and looks it over first, the findings and a figure come back to you, and nothing moves until you decide it should. If your street's behind a gate, you and our roofer settle access along with the date once the work is booked.
